Whisk together the cake mix, milk, and water in a medium bowl.
Heat a medium pan over medium heat. Add a small amount of butter to the pan, swirl, then ladle pancake batter onto the center of the pan.
When the top of the pancake is bubbling and the edges are cooked through, flip, and continue cooking for another 45 seconds.
